Planning your job in Waitara
Waitara, next to Hornsby, is almost entirely apartments, most of them in buildings put up since the 2000s on streets that were once lined with houses. Only a small number of the original houses remain. Electrical work here is mostly inside units, such as lighting, power points, faults and smoke alarms, and in common areas, where car park lighting, intercoms and EV charging are decisions for the owners corporation.
Work around your property
Waitara is in Hornsby Shire, about 10 km from our base in Ryde. Before a visit, tell us about lift bookings, visitor parking and the building manager’s contact. Strata committees can ask us to inspect common-area lighting and quote on repairs or upgrades. Every job starts with a free, written quote, with the price agreed before work begins, and our workmanship carries a 12-month warranty.
Meter rooms and shared access
In apartments, access to the switchboard, meter room and common property often goes through the building manager or owners corporation, so tell us how access works and whether approval is needed.

Your questions
Electrical questions in Waitara
Our Waitara apartment still has its original halogen downlights. Can they be changed to LED?
Yes. Many apartments from the 2000s were fitted with halogen downlights that run hot and use more power. The neatest fix is usually a complete LED fitting, rather than just a new globe, because the old transformers and some dimmers don’t suit LEDs. We check the ceiling cut-out size, dimmers and ceiling space. Changes to recessed light fittings can require strata approval, so confirm the building’s process before booking.
Our Waitara building’s committee is looking at EV charging in the car park. Where should we start?
With an assessment of the building’s supply and car park switchboards. Buildings of this age usually weren’t designed for EV charging, so the spare capacity decides whether chargers can be added directly or need a load management system that shares power between them. The committee will also need to settle by-laws, who pays and how usage is billed. We can inspect and quote for the owners corporation to consider.
How is the price worked out?
The scope, fittings, condition of the existing wiring and access all affect the price. Our cost guides give Sydney market ranges to help you budget; they are not a quote for your property. Xcel Electrical provides a free written quote explaining the agreed work and price before it starts. If testing reveals further work, we explain the options before proceeding.
What access should I arrange for the visit?
Keep the work area and switchboard accessible, tell us about parking or locked gates, and arrange entry to any rooms involved. For an apartment or shared building, also check meter-room access, lift bookings and permitted work hours with the building manager. Confirm approval for work affecting common property.
Will the power need to be turned off?
Many electrical jobs require the affected circuit to be isolated while work is carried out. A switchboard job may interrupt power to the whole property. We explain the expected interruption when planning the work. Tell us about medical equipment, refrigeration, business operations or anything else that needs an uninterrupted supply so suitable arrangements can be made.
