Planning your job in Leichhardt

Leichhardt’s streets are lined with Victorian and Federation terraces, semis and workers’ cottages, much of the suburb sits within heritage conservation areas, and Norton Street is known for its Italian restaurants and cafés. Houses, terraces and apartments each make up a large part of its housing. In the older homes, original switchboards, ceramic fuses and cabling that has been patched and extended over decades are common, as are meter boxes on the front wall with little room for a modern board.

Work around your property

Leichhardt is in Inner West Council’s area, about 10 km from our base in Ryde. Two-storey terraces have their own challenges for rewiring, such as limited roof access and narrow halls, so we look at the house before quoting. Restaurants and shops along Norton Street can book work outside trading hours. Every job starts with a free, written quote, and wiring work comes with a CCEW.

Existing wiring and finishes

In older homes we check the condition of the existing wiring and switchboard before adding circuits, and plan cable routes that avoid damaging ornate ceilings, cornices and plaster walls where possible.

Your questions

Electrical questions in Leichhardt

How do you rewire a two-storey Leichhardt terrace without wrecking the walls?

Mostly by working from above and below. Upstairs circuits are run through the roof space, and ground-floor circuits through the subfloor where there is access. Between the floors, lifting a few floorboards upstairs often gives a path. Solid brick walls are the hardest part, so some new positions may need a small chase or a surface-mounted cover. We plan the routes first and tell you where any patching will be needed.

Our Norton Street restaurant wants new façade lighting. What do we need to consider?

Two things: approval and the wiring. Leichhardt’s heritage conservation areas mean changes to a shopfront, including illuminated signs, may need Inner West Council approval, so check that first. On the electrical side, we use outdoor-rated fittings with safety switch protection, run cable neatly with no exposed conduit across the façade where possible, and add a timer so the lights switch off after close.

How is the price worked out?

The scope, fittings, condition of the existing wiring and access all affect the price. Our cost guides give Sydney market ranges to help you budget; they are not a quote for your property. Xcel Electrical provides a free written quote explaining the agreed work and price before it starts. If testing reveals further work, we explain the options before proceeding.

What access should I arrange for the visit?

Keep the work area and switchboard accessible, tell us about parking or locked gates, and arrange entry to any rooms involved. For an apartment or shared building, also check meter-room access, lift bookings and permitted work hours with the building manager. Confirm approval for work affecting common property.

Will the power need to be turned off?

Many electrical jobs require the affected circuit to be isolated while work is carried out. A switchboard job may interrupt power to the whole property. We explain the expected interruption when planning the work. Tell us about medical equipment, refrigeration, business operations or anything else that needs an uninterrupted supply so suitable arrangements can be made.
