Planning your job in Burwood
Burwood is a busy centre built around Burwood Road, Westfield Burwood and the station, and most of its homes are apartments, many of them rented. Towers and mid-rise buildings have been added around the town centre, while the surrounding streets keep Federation and inter-war houses, some of them in heritage conservation areas. That gives two quite different kinds of work: unit repairs, smoke alarms and strata approvals in the apartments, and switchboard upgrades and careful rewiring in the older houses.
Work around your property
Shops, restaurants, cafés and offices along Burwood Road can book repairs, lighting changes and new circuits outside trading hours, and we provide a CCEW for wiring work, as NSW requires. Many apartments are rented, so we can arrange access through property managers and give them a written record of the work. Burwood is in Burwood Council’s area, about 9 km from our base in Ryde. Every job starts with a free, written quote.
Meter rooms and shared access
In apartments, access to the switchboard, meter room and common property often goes through the building manager or owners corporation, so tell us how access works and whether approval is needed.

Your questions
Electrical questions in Burwood
Our restaurant on Burwood Road needs more power for new kitchen equipment. What do you check first?
The tenancy’s supply and switchboard. Older shop tenancies can have a small board and a limited supply, while some have three-phase power available. We add up the new equipment’s requirements, check what the supply can carry and confirm whether the landlord needs to approve the work under your lease. Then we quote for dedicated circuits, and any board or supply upgrade, and do the work before or after trading hours where we can.
Our Burwood house is in a heritage conservation area. Can we add air conditioning without changing how it looks from the street?
Usually. The internal electrical work rarely raises heritage questions. What matters is what can be seen: where the outdoor unit and its isolating switch go, and how cable reaches it. Placing them at the side or rear and running cable through the roof space or under the floor, rather than in conduit across the front wall, keeps the street view unchanged. Check with Burwood Council if you’re unsure what needs approval.
How is the price worked out?
The scope, fittings, condition of the existing wiring and access all affect the price. Our cost guides give Sydney market ranges to help you budget; they are not a quote for your property. Xcel Electrical provides a free written quote explaining the agreed work and price before it starts. If testing reveals further work, we explain the options before proceeding.
What access should I arrange for the visit?
Keep the work area and switchboard accessible, tell us about parking or locked gates, and arrange entry to any rooms involved. For an apartment or shared building, also check meter-room access, lift bookings and permitted work hours with the building manager. Confirm approval for work affecting common property.
Will the power need to be turned off?
Many electrical jobs require the affected circuit to be isolated while work is carried out. A switchboard job may interrupt power to the whole property. We explain the expected interruption when planning the work. Tell us about medical equipment, refrigeration, business operations or anything else that needs an uninterrupted supply so suitable arrangements can be made.
