These are planning ranges from published trade sources, not Xcel Electrical prices or a guarantee that every job falls within a range. All amounts are in Australian dollars. Your written quote confirms the scope, equipment, labour, exclusions and GST before work starts.

A practical example
Replacing hallway lights
Count the fittings and record whether they are ordinary lights or part of the emergency-lighting system. The standard downlight range can inform an ordinary fitting comparison, but it does not price an emergency-lighting upgrade. Ask for access equipment, resident notices, controls and testing to be included in the building’s total.
An example scope for planning, not a completed Xcel job or a quotation.
What changes the cost?
Common property or private lot
Who authorises the work depends on the affected installation and the scheme. Confirm the responsible contact before arranging access.
Whole-building access
Shared meter rooms, ceiling spaces, resident notices and staged shutdowns affect labour and timing. Several isolated visits can cost more than coordinated access.
Before you arrange the work
Committee-ready scopes
Separate urgent repairs from planned improvements. A useful quote identifies quantities, access assumptions, exclusions and any follow-up investigations.
Lighting and maintenance
Record the existing fitting types and locations. Common-area replacements may need emergency-lighting compatibility, controls and access equipment considered alongside the fittings.
Sources and how to use these figures
We checked the linked published prices on 21 October 2026. Where a source explicitly excludes GST, the figures here add 10%. Where GST is not stated, the table says so. Some references cover NSW generally or a specific Sydney suburb; their scope is identified below. Any rounding is explained with the source. These are sourced ranges, not a statistically measured market average or a maximum price for complex work.

Common questions
Can a strata quote use the residential switchboard range?
It can help illustrate a small installation only. Shared distribution, multiple meters and common services need assessment and a separate total.
Should the committee approve repairs first?
Follow the scheme’s authorisation process and give the electrician the approved scope and contact. An urgent hazard may need immediate isolation before the permanent repair is agreed.
Can a per-light range price a common-area lighting project?
It is a reference for ordinary fittings only. Emergency lighting, controls, high-level access, resident coordination and testing need to be assessed for the actual building.
