Planning your job in Meadowbank
Meadowbank is almost entirely apartments, most of them in buildings near the Parramatta River and the station, and many of them built in the last twenty years or so on land that was once industrial. There are very few houses. Electrical work here is mostly inside units, such as lighting, power points, faults and smoke alarms, or in common areas, where car park lighting, corridor lighting and EV charging are decisions for the owners corporation.
Work around your property
Meadowbank is a short drive from our base in Ryde. Many residents rent, so we can arrange access through the property manager and provide a written record of the work. Before a visit, tell us about lift bookings, visitor parking and the building manager’s contact. Strata committees can ask us to inspect common-area lighting and quote on repairs or upgrades. Quotes are free and the price is agreed in writing before work starts.
Meter rooms and shared access
In apartments, access to the switchboard, meter room and common property often goes through the building manager or owners corporation, so tell us how access works and whether approval is needed.

Your questions
Electrical questions in Meadowbank
Can you replace the smoke alarms in a Meadowbank rental apartment?
Usually, yes. We can replace the smoke alarms inside the unit, test them and give the landlord or property manager a record of the work. In some buildings, detectors inside units are connected to the building’s fire system, which is maintained by the building’s fire services contractor. In that case we confirm what can be changed before starting. Access can be arranged through the property manager.
The lights in our Meadowbank building’s car park are often out. Who fixes them?
Car park, lobby and corridor lighting is usually common property, so repairs are arranged by the owners corporation through the strata or building manager rather than by individual owners. Report the problem to them first. If you’re on the strata committee, we can inspect the lighting, find whether the problem is the lamps, the sensors or the circuits, and quote on repairs or an LED upgrade.
How is the price worked out?
The scope, fittings, condition of the existing wiring and access all affect the price. Our cost guides give Sydney market ranges to help you budget; they are not a quote for your property. Xcel Electrical provides a free written quote explaining the agreed work and price before it starts. If testing reveals further work, we explain the options before proceeding.
What access should I arrange for the visit?
Keep the work area and switchboard accessible, tell us about parking or locked gates, and arrange entry to any rooms involved. For an apartment or shared building, also check meter-room access, lift bookings and permitted work hours with the building manager. Confirm approval for work affecting common property.
Will the power need to be turned off?
Many electrical jobs require the affected circuit to be isolated while work is carried out. A switchboard job may interrupt power to the whole property. We explain the expected interruption when planning the work. Tell us about medical equipment, refrigeration, business operations or anything else that needs an uninterrupted supply so suitable arrangements can be made.
