A practical example
An alarm replacement between tenancies
Use the $165–$275 per alarm range for a standard hardwired alarm as a reference, then confirm the existing alarm type, replacement model, interconnection and wiring condition. The work order should state access arrangements and who approves extra repairs. Replacing one alarm is not an inspection of every electrical circuit.
An example scope for planning, not a completed Xcel job or a quotation.
What changes the cost?
Clear approval limits
Give the authorised spend, approving contact and the process for extra work. Diagnosis can uncover a wider issue than the initial tenant report.
Tenant access
Key collection, tenant availability and return visits affect scheduling. A precise fault description and appliance details help the first visit.
Before you arrange the work
Safety and handover
Keep testing records, invoices and relevant compliance certificates with the property file. Record what was repaired and any separate recommendations.
Planning between tenancies
Combine known small repairs where practical, with each item clearly approved. A vacant property can make access easier, but it does not establish that the wiring is sound.
Sources and how to use these figures
We checked the linked published prices on 21 October 2026. Where a source explicitly excludes GST, the figures here add 10%. Where GST is not stated, the table says so. Some references cover NSW generally or a specific Sydney suburb; their scope is identified below. Any rounding is explained with the source. These are sourced ranges, not a statistically measured market average or a maximum price for complex work.
- New Spark Electrical — Sydney electrical job prices — Published excluding GST; amounts below are multiplied by 1.1. Installation scope varies by job.

Common questions
Is there one annual electrical fee for rentals?
There is no single market fee covering every property and fault. Compare the defined inspection or maintenance scope and which repairs are extra.
Can an agent approve work for the landlord?
Provide the agent’s authorisation and the owner’s approval requirements with the work order so the job can proceed within the agreed scope.
Does one repair visit include an electrical safety inspection?
Not automatically. A repair addresses its agreed scope. If the owner needs a wider inspection, specify the areas, circuits and written reporting required as a separate item.
