Common property work
What electrical work does a strata building need?
Strata electrical work covers shared lighting, switchboards, emergency systems and ongoing maintenance in a building where people live. As a strata electrician in Sydney, we work with strata managers, owners corporations and building committees to plan that work around residents and common property.

Your property
Planning the work in West Pennant Hills
For a strata property in West Pennant Hills, identify whether the fault or proposed work is within a lot or affects common property. Building age, shared meter rooms and the scheme’s approval process shape the scope; the strata manager can help arrange access and records.
Lot or common property
Townhouse and villa schemes can have shared lighting, gates and electrical supplies as well as individual lots. Confirm ownership and approval before a common-area repair is arranged.
Approval and building contact
Tell us who can approve work for the owners corporation, who the building contact is, and how electricians get into common areas and switch rooms.
Safety systems and maintenance
Lighting, emergency lighting, fire-safety electrical items and switchboards each have different testing and maintenance needs. Scheduled testing and reporting can be included in the scope.
How it works
From committee approval to completion
Assess and agree the work
Meet the strata manager or building contact, inspect the affected areas and discuss access and budget. The quote sets out the scope, price and timing for the committee.
Plan and install
Agree dates and access with building management, then carry out the agreed work.
Test and hand over
Test the work and check that installed systems operate. Hand over a Certificate of Compliance for Electrical Work (CCEW) for electrical wiring work, warranty details and any agreed maintenance records.
Why Xcel
Working in a building where people live
Insured
Insured electricians carry out the work. Insurance details can be supplied for the strata manager’s contractor records.
Work to Australian Standards
Work is carried out to the Wiring Rules (AS/NZS 3000) and NSW requirements, with a 12-month workmanship warranty.
Planned around residents
Access, noise and planned power interruptions are agreed with building management first, so residents can be told in advance. Common areas are kept tidy while work is underway.
Records for the owners corporation
Quotes for committee approval, progress updates, compliance certificates and maintenance records give the owners corporation a clear record of the work.

Questions from strata managers and committees
How much do strata electrical services cost in Sydney?
Published standard-job ranges are $69–$140 each for LED downlights and $200–$400 for a safety switch, including GST. These are small-job references; shared distribution, emergency lighting and whole-building work need a separate quote. These are published planning ranges, not Xcel rates. We confirm a written quote for your property and agreed scope before work starts.
Can you help with electrical compliance for strata properties?
Yes. We can inspect the electrical installation in common areas, test emergency lighting to AS/NZS 2293 and report what we find, with any recommended work clearly set out.
The report helps the committee plan and budget. As a general guide, we suggest an electrical safety inspection every 3–5 years for residential properties, and sooner if there are repeated faults or tripping.
Fire-safety and other building obligations are managed through the owners corporation and strata manager. Check current NSW requirements with them, and tell us which electrical items need inspection, testing or repair.
Can you help with an electrical emergency in an apartment building?
Yes. For an electrical emergency affecting common areas, such as a hazardous fault, sparking, a burning smell or a loss of power to essential building services, call 0404 121 983. Emergency help is available 24/7.
If there is a fire or immediate danger to anyone, call 000 first and keep people away from the affected area. If neighbouring buildings are also without power, the outage may be on the network side rather than in your building.
For non-emergency work we can usually schedule a visit within a few business days, with same-day service sometimes available for urgent issues.
What areas of Sydney do you service for strata electrical work?
We carry out strata electrical work in our listed suburbs across the Ryde area, the Inner West, the North Shore, the Hills District and the Parramatta area. This includes apartment buildings and unit complexes.
If you’re not sure whether your building is in our area, send the address with your enquiry. Include the work required and the access arrangements so we can confirm whether we can help and plan the next step.
What access should I arrange for the visit?
Arrange entry to the unit or shared work area and any locked switchboard or meter room. Tell us about building work hours, lift bookings and parking, and provide the building manager’s contact where needed. Confirm approval for any work affecting common property.
