What electrical work do agents and landlords need?
Most real estate electrical work starts with a request: a tenant reports a fault, an owner wants the property checked before listing, or a building inspection raises an item before settlement. As a real estate electrician in Sydney, we handle repairs, inspections, smoke alarms and upgrades for agents, landlords and property managers.

Your property
Planning the work in Telopea
Homes in Telopea include houses, townhouses and apartments. A previous renovation does not establish the condition or capacity of the wiring.
Access, authority and the work order
A tenant’s keys may not open the meter room or common areas. Include the building manager’s contact and establish whether the fault belongs to the lot or common property.
Urgency, access and approval
Tell us how urgent the fault is, whether the property is occupied and who arranges access. A quote with a clear scope helps the managing agent get the owner’s approval.
Before listing or settlement
Book a pre-sale inspection before the property is listed, and tell us the settlement date, so any repairs can be planned around it and the owner’s budget.
How it works
From work order to records on file
Assess and agree the work
Send the property address, the work needed, its urgency and the access contact. We inspect where needed and quote it for the owner or agent to approve.
Plan and install
Arrange a time with the tenant or agent, then carry out the agreed work to the Wiring Rules (AS/NZS 3000) and NSW requirements.
Test and hand over
Test the work and send a record of what was done, with a CCEW for any electrical wiring work, for the property records.

Questions from agents and landlords
How much do real estate electrical services cost in Sydney?
Published Sydney ranges are $165–$275 per alarm for hardwired smoke alarms and $150–$290 for one standard power point, including GST. Rental repairs also depend on fault diagnosis, tenant access and the owner’s approved scope. These are published planning ranges, not Xcel rates. We confirm a written quote for your property and agreed scope before work starts.
Can you provide electrical reports and certificates for sales and rentals?
Yes. We provide electrical safety inspection reports, and a Certificate of Compliance for Electrical Work (CCEW) for the electrical wiring work we carry out, such as installing a safety switch.
NSW doesn’t require an electrical certificate to sell a home, but a pre-sale inspection report helps sellers, buyers and agents understand the condition of the wiring before settlement. Owners preparing to sell may also find our guide to electrical costs and planning improvements useful. For rental properties, our reports and certificates give landlords and property managers a record of the checks and work done.
How quickly can you respond to urgent electrical issues for property settlements?
For non-emergency work we can usually schedule a visit within a few business days, with same-day service sometimes available for urgent issues. Tell us the settlement date when you send the request so we can take it into account.
If a building inspection has raised an electrical item, send the relevant section with the address and access details, and we can quote the repair before anything is booked.
For a dangerous fault, such as sparking, a burning smell or a total loss of power, call 0404 121 983. Emergency help is available 24/7.
What electrical compliance is required for rental properties in Sydney?
NSW landlords have obligations for electrical safety and smoke alarms in rental properties. The detail can change, so check current NSW requirements in NSW Fair Trading’s electrical safety guidance.
We can inspect the installation, test safety switches and smoke alarms, and recommend repairs or upgrades where they are needed. Recommended work is quoted first, so the owner can decide what goes ahead. Keep our inspection findings, along with any CCEW for the wiring work, with the property records.
What areas of Sydney do you service for real estate electrical work?
Xcel Electrical provides real estate electrical services in our listed suburbs across the Ryde area, the Inner West, the North Shore, the Hills District and the Parramatta area. We work with real estate agencies, property managers and individual landlords.
Send us the property address and the work required. We will confirm the property is within our service area and arrange access with the agent or tenant.
What access should I arrange for the visit?
Keep the work area and switchboard accessible, tell us about parking or locked gates, and arrange entry to any rooms involved. For an apartment or shared building, also check meter-room access, lift bookings and permitted work hours with the building manager. Confirm approval for work affecting common property.
