Your property
Planning the work in Newtown
For older houses, terraces and cottages in Newtown, access behind walls and above ceilings matters as much as the fitting or equipment being installed.
Fittings and cable routes
Decorative plaster, cornices and original ceilings favour careful fitting placement. Pendants or wall lights may suit better than cutting multiple downlight openings.
Start with the space
Think about what happens in each area, where daylight falls and where shadows make tasks harder. Ceiling height, fitting weight and access to existing wiring affect what can go where. New lighting points usually involve more work than replacing existing fittings.
Choose light quality and control
Consider warm or cool colour temperatures, separate lighting zones and dimming. Sensors and schedules help avoid lighting empty areas, and controls can be set up to work with your existing technology.
Understand the LED trade-off
LEDs use about 75% less electricity than traditional lighting, with typical life spans of 15,000–50,000 hours compared with 1,000–2,000 hours for incandescent bulbs. The fittings, controls and hours of use decide the benefit for your property.
Plan for the setting
Outdoors, consider weather exposure and neighbouring properties. In business premises, lighting needs to suit work tasks, displays and customer areas, and installation can be staged around occupied spaces.

Lighting installation questions
How much does professional lighting installation cost in Sydney?
Standard LED downlights have a published Sydney supply-and-install range of $69–$140 each, including GST. Feature lights, outdoor fittings, new cable routes and control changes need their own scope. These are published planning ranges, not Xcel rates. We confirm a written quote for your property and agreed scope before work starts.
Do I need council approval for lighting installation in Sydney?
Most standard internal lighting work does not require council approval. Outdoor lighting that affects neighbouring properties, lighting within a major renovation and larger commercial projects may need approval, depending on the project and the local council. Check with your council before substantial outdoor work, particularly where light could spill onto neighbouring properties.
Lighting installations must be done by a licensed electrician to the Wiring Rules (AS/NZS 3000). We provide a Certificate of Compliance for Electrical Work (CCEW) for electrical wiring work.
How long does lighting installation take?
As a guide, 5–10 downlights in one room with existing wiring can take 2–4 hours. Work across several rooms may take 1–2 days. New wiring, switchboard modifications or smart lighting integration can extend a residential project to 2–5 days.
Commercial work typically takes 1–2 days for a small retail space, and longer for larger premises. We confirm a timeframe after assessing the scope and can discuss staging work in occupied properties to reduce disruption.
Can you install smart lighting systems?
Yes. We install app-controlled lighting, voice-compatible systems, programmable schedules, motion sensors and lighting connected to home automation, including systems that work with Amazon Alexa, Google Assistant and Apple HomeKit.
We help you choose a system for your preferences, existing technology and budget. Options include remote control, scenes, schedules and energy monitoring where supported. Installation includes setting up the controls and showing you how to use them.
Do you provide lighting design services?
Yes, for residential and commercial properties. We consider room dimensions, ceiling height, daylight, colours and how you use each area, then plan ambient, task and accent lighting. For businesses, that can include work areas, product displays and customer spaces.
The design covers fixture selection, placement and energy efficiency. Tell us about your style preferences, budget and any architectural details you want to highlight.
What access should I arrange for the visit?
Keep the work area and switchboard accessible, tell us about parking or locked gates, and arrange entry to any rooms involved. For an apartment or shared building, also check meter-room access, lift bookings and permitted work hours with the building manager. Confirm approval for work affecting common property.
