Planning your job in Parramatta
Parramatta is often called Sydney’s second CBD, and most of its homes are apartments, from older walk-up blocks to the towers built around the city centre in recent years. A smaller number of older houses and cottages remain in some streets. Work inside an apartment usually covers lighting, power points, faults and smoke alarms, while changes to switchboards, risers, car parks or common areas go through the owners corporation and the building manager.
Work around your property
The city centre is also full of business premises: small offices, shops and the restaurants and cafés along Church Street. For businesses, we plan work around trading hours and building rules, and provide a CCEW for the wiring work, as NSW requires. Most Parramatta homes are rented, so we can arrange access with property managers and give them a written record of the work. Quotes are free and the price is agreed before work starts.
Meter rooms and shared access
In apartments, access to the switchboard, meter room and common property often goes through the building manager or owners corporation, so tell us how access works and whether approval is needed.

Your questions
Electrical questions in Parramatta
Our Parramatta office needs more power and data points. Can you do it without closing the office?
Usually. We plan the work in sections, schedule noisy work or brief circuit shutdowns outside business hours, and coordinate with the building manager about access and any building-wide isolations. Before quoting, we look at the floor layout, the existing switchboard and the cable routes available in the ceiling or under the floor. The price is agreed in writing before work starts.
I rent an apartment in Parramatta. Who arranges electrical repairs?
Repairs in a rental are generally arranged by the landlord or property manager, so report the problem to them first, in writing if you can. A dangerous electrical fault is treated as an urgent repair under NSW tenancy rules, and if the landlord can’t be reached, tenants may be able to arrange urgent repairs themselves in some circumstances. Faults in common areas go to the building manager.
How is the price worked out?
The scope, fittings, condition of the existing wiring and access all affect the price. Our cost guides give Sydney market ranges to help you budget; they are not a quote for your property. Xcel Electrical provides a free written quote explaining the agreed work and price before it starts. If testing reveals further work, we explain the options before proceeding.
What access should I arrange for the visit?
Keep the work area and switchboard accessible, tell us about parking or locked gates, and arrange entry to any rooms involved. For an apartment or shared building, also check meter-room access, lift bookings and permitted work hours with the building manager. Confirm approval for work affecting common property.
Will the power need to be turned off?
Many electrical jobs require the affected circuit to be isolated while work is carried out. A switchboard job may interrupt power to the whole property. We explain the expected interruption when planning the work. Tell us about medical equipment, refrigeration, business operations or anything else that needs an uninterrupted supply so suitable arrangements can be made.
