Planning your job in North Sydney
North Sydney is one of Sydney’s main office centres, and most of the people who live here are in apartments, from older blocks in the side streets to towers close to Miller Street and the station. Only a small share of homes are houses or terraces, and most are rented. For residents, the work is mostly inside units: lighting, power points, fault finding and smoke alarms, along with switchboard questions in older buildings where each unit was given only a few circuits.
Work around your property
In towers, we book the lift and loading dock, follow the building manager’s contractor rules and leave anything on common property, such as car park EV charging or corridor lighting, to be arranged through the owners corporation. For businesses, we work in small offices, shops and cafés rather than whole commercial buildings. North Sydney is about 10 km from our base in Ryde, and every job starts with a free, written quote.
Meter rooms and shared access
In apartments, access to the switchboard, meter room and common property often goes through the building manager or owners corporation, so tell us how access works and whether approval is needed.

Your questions
Electrical questions in North Sydney
Our small office is a tenancy in a North Sydney commercial building. Can you add power and data points?
Yes. In most North Sydney office buildings, the main switchboards and risers belong to the building and are looked after by its own contractor, while the tenancy has its own distribution board and circuits. We work on the tenancy side, coordinate any isolations and access with the building manager, and supply our insurance details if the building asks for them. The price is agreed in writing before work starts.
Our older North Sydney unit still has a fuse board. Can it be upgraded without involving the whole building?
Often, yes. The board serving your unit can usually be replaced with circuit breakers and safety switches without touching the rest of the building. The catch in older blocks is the cable from the main switchboard to your unit, which may limit how much load can be added, and the main board itself is common property. We check both, tell you what the upgrade can and can’t achieve, and let you know if the strata manager needs to be involved.
How is the price worked out?
The scope, fittings, condition of the existing wiring and access all affect the price. Our cost guides give Sydney market ranges to help you budget; they are not a quote for your property. Xcel Electrical provides a free written quote explaining the agreed work and price before it starts. If testing reveals further work, we explain the options before proceeding.
What access should I arrange for the visit?
Keep the work area and switchboard accessible, tell us about parking or locked gates, and arrange entry to any rooms involved. For an apartment or shared building, also check meter-room access, lift bookings and permitted work hours with the building manager. Confirm approval for work affecting common property.
Will the power need to be turned off?
Many electrical jobs require the affected circuit to be isolated while work is carried out. A switchboard job may interrupt power to the whole property. We explain the expected interruption when planning the work. Tell us about medical equipment, refrigeration, business operations or anything else that needs an uninterrupted supply so suitable arrangements can be made.
